The Farm

 

Waglands Farm is located in Brunton, a hamlet lying adjacent to the larger village of Collingbourne Kingston which has a pub, village hall and a garage. The nearest shops are situated in Ludgershall which lies around five miles to the south or Burbage to the north. The farm is wholly situated in the North Wessex Downs Area of Outstanding Natural Beauty (AONB). The larger towns of Andover (12 miles south) and Marlborough (10 miles north) offer a range of wider services including secondary schools and hospitals.

The property is a commercial mixed dairy and arable farm extending to around 1,618 acres (655 hectares) with small farmhouse, 15 dwellings and four sets of modern farm buildings on the edge of the Pewsey vale.

Farmland

 

The farm lies in a compact block largely within a ring fence bisected by minor roads and tracks. It may be described in four types:

 

  1. Water meadows adjoining the village

  2. Level arable land running north from the village and surrounding Spicey Dairy

  3. Rising ground to the north-east and east of the village including steep downland hangings interspersed with areas of woodland

  4. Arable land on the Down part over 800’ above sea level bisected by the Fair Mile road with a steep valley on the eastern boundary.

 

The farm extends to nearly 655 hectares (1,618 acres). 

Farm Buildings

Spicey Dairy

 

A modern 300 cow dairy unit situated to the north of the hamlet adjoining 41-43 Spicey Cottages with good field access modernised and extended in 2018.

 

 

 

 

 

Tinkerbarn Drier Buildings

 

A range of modern grain storage and general purpose buildings situated in the middle of the farm with access to the private farm road midway between the village and the Fair Mile providing approx. 3,000 tonnes grain storage capacity with approx. 30,000 square feet (2,790 sq m) of covered area.

 

In 2024 these buildings are being replaced with a brand new grain storage facility. Please see slideshow of progress.

 

 

 

Tinkerbarn Dairy Buildings

 

Situated adjoining the Fair Mile at the eastern end of the farm with access to the private farm road, a range of modern livestock buildings previously operated as a dairy unit, now a beef rearing enterprise with ancillary storage.

 

Cake Barn

 

Situated in the village adjoining Cake Barn Office.
